Market Snapshot: August 19, 2026
As we approach the final stretch of summer, the Lake County real estate market continues to show solid momentum. Here is where key indicators stand for the areas I serve every day:
- Mentor: Median sale price approximately $280,000, up 7.6% year-over-year. Homes are selling in an average of 25 days, with approximately 170 active listings available (Redfin, July 2026).
- Lake County: Median sale price approximately $243,000, up 5.4% year-over-year. Average days on market around 21 days, with median price per square foot at $174 (Redfin, 2026).
- Cleveland Metro: Median sale price approximately $265,000, up 7.5% year-over-year. The Cleveland area remains one of the most affordable major metros in the United States (Remax, April 2026).

Buyer Focus
What This Means for Buyers Needing More Space
If your household is growing and you need more space, this market presents both opportunities and challenges. Here is what I am seeing right now:
Inventory is improving but still limited. With roughly 170 active listings in Mentor and inventory rising across Lake County, buyers have more choices than they did a year ago. Well-maintained homes in desirable neighborhoods still move quickly, but the extreme bidding-war intensity has moderated slightly. This creates a window for buyers who are prepared to act.
Price appreciation remains strong. Year-over-year appreciation of 7.6% in Mentor means that homes you buy today are likely to continue building equity. For upsizing buyers who plan to stay for 5-7 years, the long-term outlook is positive.
Your current home's equity can help. Many of my upsizing clients are surprised by how much equity they have built in their current home. With prices up significantly over the last few years, selling your current property can provide a substantial down payment for a larger home. Neighborhoods to watch. For upsizing buyers looking at Mentor, areas like Bradenwood, Whalers Cove, and South Mentor offer newer construction and larger floor plans. Preparing for a Fall Listing
For sellers, late August is a strategic planning window. Here is what you should be doing now if you are considering a listing this fall:
- Declutter and depersonalize. Start packing away items you do not use daily. The less clutter, the more buyers can envision themselves in your space.
- Tackle deferred maintenance. Small repairs — a leaky faucet, a cracked window seal, a sticky door — add up in a buyer's mind. Fix them now before the home inspection reveals them.
- Talk to your agent about timing. The early fall market in Lake County typically sees steady buyer activity from mid-September through October. Listing in that window positions your home in front of motivated buyers who want to close before the holidays.
