Late August in Northeast Ohio is one of those sweet spots. The lake water is still warm, the farmers markets are in full swing, and the Lake County Fair and fall festival season is just around the corner. For buyers and sellers in Lake County, this is also a season of opportunity — households relocating before the school year are making final moves, and sellers are prepping their homes for a strong fall market.

Here is your guide to making the most of late summer and early fall in Lake County, whether you are a longtime resident or thinking about making this area your new home.

September Events at a Glance

September is one of the busiest months of the year for community events in Lake County. Here are the highlights to put on your calendar:

  • Mentor Farmers Market — Every Friday through September 11, 2026, at Eleanor B. Garfield Park. Fresh local produce, artisan goods, and a true community gathering. This is one of my favorite ways to spend a Friday afternoon and a great way to experience Mentor's community spirit.
  • Lake County Fair — September 3 through September 6, 2026, at the Lake County Fairgrounds in Painesville. Carnival rides, demolition derbies, livestock shows, monster trucks, live entertainment, and food vendors. It is a highlight of the year for the whole community.   • Mentor-on-the-Lake Fall Festival — September 12, 2026, in Mentor-on-the-Lake. A classic community festival celebrating the start of autumn with food, music, and activities for all ages on the lakefront.
  • 9th Annual Harbor Hogs & Hot Rods — September 12, 2026, 11 AM to 4 PM at Veterans Memorial Park, 301 3rd Street, Fairport Harbor. Classic cars and motorcycles on display in a beautiful lakefront setting.
  • Headlands Birding Festival — September 18 through September 20, 2026, at Headlands Beach State Park and Headlands Dunes State Nature Preserve. Birding walks, nature activities, and educational programming for birders of all experience levels. Fall migration makes this an exceptional time for birdwatching along the Lake Erie shoreline.

Farmers Markets: Fresh Local Produce All Month

Late summer brings peak harvest season to Lake County's farmers markets. The Mentor Farmers Market runs through September 11 at Eleanor B. Garfield Park, offering locally grown produce, baked goods, and artisan products. It is also a wonderful way to meet neighbors and get a feel for the community. Late Summer Market Insight for Buyers and Sellers

As of late August 2026, the Mentor housing market continues to show strong fundamentals. The median sale price is approximately $285,000, up 7.6% year-over-year, with homes selling in an average of 15 to 21 days (Redfin, 2026). Lake County overall is seeing a median sold price of approximately $243,000 (Redfin, Q2 2026), up 5.4% year-over-year. The market scores 87 out of 100 on Redfin's competitiveness index. For buyers: The back-to-school window can be an excellent time to shop, as sellers who listed earlier in the summer are often more motivated to negotiate before the market shifts into the slower fall season. The Mentor Lagoons Nature Preserve and Marina offers hiking trails through restored wetlands with a new 92-foot observation tower in the works. Headlands Beach State Park remains open through the fall with fewer crowds but equally beautiful Lake Erie sunsets. And the Lake Metroparks system maintains over 60 miles of trails across 38 parks, perfect for hiking, biking, and leaf-peeping.
