Market Snapshot: Late August to Early September 2026
As summer gives way to fall, the Northeast Ohio market remains active and the areas I serve are holding up well. Here is where the key indicators stand based on the most recent available data:
- Mentor: Median sale price approximately $280,000, up 7.6% year-over-year, with homes selling in an average of roughly 15 to 25 days and around 168 to 171 active listings available (Redfin and Movoto, summer 2026).
- Lake County: Median sale price approximately $243,000, up 5.4% year-over-year, with median price per square foot near $174 (Redfin, 2026). County median days on market varies by source between roughly 21 and 37 days, which underscores how neighborhood-level and price-band data matter far more than a single county number.
- Cleveland Metro: Median sale price approximately $262,000, up 7.5% year-over-year. Cleveland remains the second most affordable major metro in the United States, well below the national median of about $445,000 (Remax, April 2026).
